How Much Does a Kitchen Remodel Cost? A Realistic Breakdown by Project Size

9 min read

Kitchen remodel cost vary widely. The U.S. Census Bureau reports a median cost of $8,000, including small DIY updates, while a full contractor led renovation with new cabinets and appliances typically costs 35,000- 65,000.

This guide sorts the numbers by project size so you can find the row that matches your room. Modern Technology Resources Inc has priced and built kitchens for more than 13 years, and the ranges below combine that experience with 2026 survey data. If you'd like to see how we run a project from first measurement to final walkthrough, our kitchen remodels page lays it out.

Average Kitchen Remodel Cost by Project Size

In 2026, most complete kitchen remodels cost between $35,000 and $65,000. The average kitchen remodel cost is around $15,000. While high-end renovations with custom cabinets, premium appliances and major layout changes can easily exceed $100,000.

The average kitchen remodel cost sits in the middle of that spread.

These are 2026 planning estimates. A written quote after a site visit is the only number that counts.

Houzz's 2026 Kitchen Trends Study shows how much kitchen remodel cost depends on scope. Homeowners who kept some cabinets or appliances reported a median of $20,000. Those who replaced all of them reported $55,000.

Major remodels of kitchens 250 square feet or larger hit a median of $75,000, against $46,000 for smaller rooms, and one in ten major remodels reached $150,000. Those figures describe projects finished by mid 2025, so leave yourself a cushion for today's pricing.

Blue Tip: Ask every bidder which tier they priced. In the Houzz study, "major" means every cabinet and appliance gets replaced. A quote that keeps your old refrigerator isn't comparable to one that doesn't.

Cabinets are utilized in the biggest budget category, about 30% of the budget  with labor close behind at 25%. All other splits are made on Appliances, Counters, Trades and Finishes.

Your own kitchen remodel cost will shift these shares. Choose stone counters and appliances jump; keep your cabinets and the cabinet line nearly vanishes. Unit prices to plan around:

  • Cabinets: stock runs $100 to $400 per linear foot & semi custom $150 to $700 & custom $500 to $1200 and up. A 20 foot semi custom run lands between $3000 and $14,000.

  • Counters, installed: laminate $20 to $80 per square foot, quartz $50 to $120, granite $45 to $110.

  • Appliance package: $2500 to $6800 at entry level, $9000 to $15000 midrange.

  • The price of vinyl plank ranges from $3 to $7 per square foot, while the tile price ranges from $5 to $15 per square foot.

  • Permits: $500 to $1500 for most scopes.

One trap in the cabinet math: a linear foot isn't standardized. Some suppliers count uppers and lowers as a single roll, others count as two separate rolls, thus doubling the footage in the same room. A $300 per foot quote can be the same as a $150 per foot quote, for the same kitchen . Ask how each supplier counted before you compare.

Small Kitchens Versus Large Kitchens

A big kitchen costs more in total, but a small one costs more per square foot. A block of expenses stays the same no matter how much floor you have:

  • Design drawings and permit fees

  • Demolition setup and dumpster delivery

  • One sink rough in and the circuits code requires in any kitchen

  • The appliance package (a galley needs the same four appliances as a great room)

  • Countertop templating and fabrication setup

Try an illustration at one finish level with no layout change. Assume $14,000 in fixed costs plus $160 per square foot. The small kitchen remodel cost is $30,000 or $300/sq.ft. At 250 square feet, the total is $54,000, or $216 per square foot. It's 2.5 times the floor area and 80% of the money.

There are some reasons why the large kitchen remodel cost increases: longer cabinet runs, island units require their own electrical and plumbing requirements, a wider selection of appliances, and increased risk for a wall removal. Per foot benchmarks of $150 to $250 are fine for sanity checking a bid. Don't build a budget from them.

Blue Tip: Divide any quote by your square footage. If a small kitchen comes back near $150 per square foot, something was left out, usually appliances, permits or electrical.

Hidden Items That Raise Kitchen Renovation Cost

Most overruns come from what's behind the walls, not from the finishes you pick. Hold 10% to 20% above the contract for conditions nobody can see until demolition. Here is where kitchen renovation cost jumps most often:

  • Old wiring and pipes: a panel upgrade costs $520 to $2000 and new plumbing lines cost $450 to $1800 per fixture, and moving a gas line costs $350 to $2000.

  • Slow dishwasher or sink leak: Until the flooring is removed, the leak remains hidden and causes damage to the subfloor.

  • The cost of wall changes: a partition wall removal will run $500 - $2,000. A bearing wall costs $4,000 to $15,000, plus a structural engineer at $1,900 to $3,700.

  • Demolition and disposal: $500 to $2,500, plus additional amounts if the old flooring or paint is asbestos or lead positive.

  • A temporary kitchen: microwave, mini fridge, utility sink and a ton of take-out, about 500-2,000 in a few months.

Size is not the most important consideration here, rather, age. In homes constructed prior to 1980, ungrounded wiring and galvanized supply lines may often be concealed so use 20% for these and 10% for a newer home with the same design.

Houzz found that 37% of homeowners with homes to renovate overspent and that 22% of those who overspent attributed it to unforeseen construction issues. Your kitchen remodel cost is only as firm as what's inside the walls.

Blue Tip: Keep the contingency in a separate account and treat it as spoken for. Once it becomes upgrade money, the first surprise turns into a loan.

How to Pay a Contractor Without Getting Burned

Pay in stages tied to finished work and never hand over a large deposit. Under California law, the Contractors State License Board limits the amount of a down payment to $1000 or 10 percent of the contract price, whichever is less. On a $50,000 kitchen, that's $1000, not the $15,000 a 30% deposit would take. Other states have their own limits.

Solid kitchen remodeling contracts also spell out the things that cause disputes later:

  • Cabinet specification, including how linear feet were counted

  • Allowance amounts in dollars for tile, fixtures and appliances

  • Change order terms in writing, with the markup percentage

  • A payment schedule tied to milestones rather than calendar dates

  • Who pulls the permits and who pays for them

  • Start date, expected finish date and daily site hours

A contractor who brushes past change orders in the first meeting will usually raise them on week five. If the bid shows no allowance amounts, the price will move the day you pick tile. Writing these terms down is the cheapest way to protect your kitchen remodel cost from creeping.

Where You Can Trim Kitchen Remodeling Cost

The biggest saving is keeping the layout. Each stationary sink, range and refrigerator saves on installing additional plumbing, permits, wall patching and inspections. These moves won't compromise kitchen remodeling cost; they will not compromise the room:

  • Do not move the sink. Typical additional costs include drain work, subfloor repair, venting and inspection, which run from $3,000 to $8,000.

  • Reface sound cabinet boxes. Refacing costs $120 to $250 per linear foot, compared with $500 to $1200 for custom. On 20 feet, that's $2400 to $5000 instead of $10,000 to $24,000.

  • Drop one cabinet tier, not the construction. Semi custom with plywood boxes outlasts builder grade custom.

  • Step down on appliances. They're the easiest line to flex, even late in the project.

  • Lock selections before the cabinet order. Changes after fabrication starts are the most expensive dollars in the job.

  • Collect three itemized bids. Identical specs often come in 20% to 40% apart.

A tighter scope is also the cheapest way to hold your kitchen remodel cost steady.

What You Get Back at Resale

Minor adjustments get the most, and major upscale changes get the least. A midrange minor kitchen remodel paid for about 112.9% of its investment when it came time to sell in Zonda's 2025 Cost vs. Value report.

Larger projects returned far less:

Project (Cost vs. Value 2025)

Modeled national price

Estimated return

Minor, midrange

$28,458

112.9%

Major, midrange

$82,793

50.9%

Major, upscale

$164,104

35.7%

These are modeled projects, not a promise for your house. Hold on the minor end if you intend to sell within 2 years. If an individual is staying for 5 years or perhaps longer, pay for the kitchen area based on how you really prepare in the residence and think about the kitchen remodel cost based on usage as opposed to resale.

Common Questions About Kitchen Budgets

What is the 30% rule in remodeling?

The guideline is to spend no more than 30% of your home's value on total renovation since money spent beyond that is not likely to be recouped at selling time. On a $400,000 home, that's $120,000 across the whole house. Many homeowners have their equity between 5% and 15% of the home's value in one kitchen.

What is a realistic budget for a kitchen remodel?

If you are buying new cabinets and counters and new appliances. Expect to pay $35,000 to $65,000, and don't forget to allow for a 10% to 20% cushion for unexpected items. A $50,000 contract with a 15% buffer means holding $57,500. The cost of cosmetic treatments is anywhere from $15,000 to $35,000, and the large kitchen/permanent layout changes start at around $65,000.

What is the most expensive part of redoing a kitchen?

Cabinets, at roughly 30% of the budget. They're the largest material order, the longest lead time item and the piece that decides where everything else goes. Labor comes second.

Is $30,000 enough for a kitchen remodel?

It's a kitchen of approximately 100 square feet with stock or semi stock cabinets and quartz countertops. Sign a contract around $26,000 and keep approximately $4,000 in reserve for unforeseen things coming up in the contract. $30,000 is not sufficient to replace a 250 square foot kitchen.

What are the three most expensive items in a kitchen remodel?

On most midrange jobs, it's order of cabinets, labor and appliances. On the $50,000 example above, that's $15,000, $12,500 and $6,000, about 67% of the total. Countertops follow at $5,000.

What will 2026 kitchens look like?

Plan on function not fireworks: shaker or flat panel cabinets painted or in natural wood, quartz counters, induction ranges, deep drawers rather than lower doors, and layered lighting, including strips under upper doors. Panel ready appliances are showing up in higher budgets.

Can I remodel my kitchen for $10,000?

Only as a refresh. If the layout and appliances remain, painting or refacing cabinets ($2,400 to $5,000 for 20 feet of refacing), new hardware, laminate counters, a backsplash, a faucet and better lighting can fit in. New cabinets will not. The Census median is $8,000 because there is a gap between it and the minimum.

Is it cheaper to remodel or buy new?

Usually it's cheaper to remodel, as long as the house otherwise suits you. Selling and buying a $500,000 home commonly runs $35,000 or more in agent fees and closing costs before you move a box, roughly what a midrange kitchen takes.
